Who we are

GARTAL Fond connects the capital of qualified investors with selected residential projects of the GARTAL group, which has been active on the Czech market since 2002 and also includes its own development and construction divisions.

We choose the way we invest according to the stage and needs of each project. In the earlier stages, the fund provides credit facilities or loans to finance development projects, in particular their acquisition and the preparation leading to a building permit. Once the permit has been obtained, the fund acquires an equity stake in the project company. The fund’s income may therefore come mainly from interest, capital gains and shares in the profits of the project companies.

Our professional investment management relies on the strong background and experienced teams of the GARTAL Development and GARTAL Stavební divisions. This allows us to manage the key stages of projects within the group – from acquisition and preparation through construction to sales. Knowing the entire process helps us assess investment opportunities better and lays the groundwork for the long-term appreciation of investors’ capital.

Our mission is to grow the capital of qualified investors over the long term through carefully selected residential projects. We assess each investment based on its return potential, the associated risks and the time needed to deliver it. Our decisions are driven by the economics of the specific project, not just by the pace of the fund’s growth.

We want to be the first choice for qualified investors who wish to link their capital with real residential projects and the experience of the GARTAL group. We develop the fund responsibly and with a long-term view. Its growth must be based on specific investment opportunities and match the group’s capacity to prepare and deliver residential projects.

History

The story of the GARTAL group began in 2002 with the founding of a real estate agency. Daily contact with buyers brought a thorough understanding of their needs and of the market as a whole. This gradually led to our own development activities and the creation of GARTAL Development.

As our development activities expanded, so did the need to keep quality, deadlines and the construction process under control. This led to the creation of the GARTAL Stavební division. The next logical step was GARTAL Fond, which gave qualified investors the opportunity to share in the results of selected group projects.

Today, the GARTAL group consists of three connected divisions – GARTAL Development, GARTAL Stavební and GARTAL Fond. Their strong expert teams have enabled the group to move from individual buildings to residential construction and the preparation of entire city districts.

As our activities grew, so did our responsibility towards the places where GARTAL operates. A natural part of this development was therefore the GARTAL Nadace foundation, which supports selected disadvantaged groups and public-benefit initiatives in the areas where the group operates.

By 2030, the GARTAL group aims to grow as a whole, and each of its divisions has a clear role in this plan. GARTAL Development aims to be among the five largest residential developers in Prague and to sell more than 500 apartments a year with a total value of over CZK 3 billion. GARTAL Stavební is to achieve an annual turnover of over CZK 1 billion from construction for GARTAL Development and external investors. GARTAL Fond aims to be the first choice for qualified investors and to pursue the longterm growth of their capital responsibly.
