The fund’s investment strategy

We invest in projects
we know well

Investors’ capital goes exclusively into selected residential projects of the GARTAL group. In the preparation phase, the fund provides project companies with credit facilities or loans at a fixed interest rate. Once a building permit has been obtained, it may also take an equity stake in the project company and share in its profits. Spreading capital across several projects helps diversify risk and draw on different sources of potential returns.

Behind this strategy stands the experienced GARTAL group with a clear vision and specific goals for further growth. The fund therefore relies not only on current projects but also on the group’s ability to prepare new investment opportunities for the future.

Fund investment strategy

The fund grows capital in two ways, depending on the stage of the project it invests in. In the early stage, when the project does not yet have a building permit, the fund, together with the group, finances its acquisition and the work leading to the permit by way of a loan. Once the project obtains the permit, the fund acquires a direct equity stake in the project company and with it a share in the project’s future profit. The resulting return is thus a combination of interest income and profit shares from the group projects the fund invests in.

How we select projects for the real estate fund

We assess each project in the context of its entire life cycle – from acquisition and preparation through construction to sales. We evaluate its economic logic, financing structure, expected income and realistic timeframe. We always weigh the return potential against the associated risks and the circumstances that may affect preparation, delivery or sales.

Projects under construction

The fund’s investment strategy is best seen in practice. Take a look at the projects GARTAL Fond owns and currently channels investors’ capital into, and follow the stage they are at.
